What To Expect With New Home Construction


While it is true that we live in an age of automation, a wood frame house is still a hand built product and it is to be expected that the finished home will vary slightly. Sometimes changes can occur due to the nature of the building lot and elevation. So, even if two homes are built side by side using the same plans, they will not be identical.

Though every house is unique, all our homes are built with an equal commitment to quality in materials and workmanship throughout the entire construction process.

Your home will be built using top quality building materials. However, sometimes, due to a change in circumstances or product availability, we will alter the original material specifications. If this happens, you can be sure that the substitute materials will be of an equal or superior quality. If you chose a specific material that is no longer available, you will be contacted to make another choice.

All homes are built step by step, from the ground up, according to a logical sequence. At times, there will be a flurry of activity around your home, and other times there will be a diminished level of activity. At all times during construction, the progress of your home will be scheduled and monitored by our qualified staff of builders.


What to Expect at Mattamy University

Mattamy Homes has designed a special seminar, referred to as Mattamy University, (Mattamy U), to provide our new homeowners with an overview of the building and warranty processes.

We invite you to participate in this 2-hour educational seminar. This session is structured to cover topics of general interest to you including:

  1. Introduction to the Community Management Team.
  2. Jobsite safety considerations when visiting the site.
  3. What to expect during construction.
  4. Municipal inspection processes.
  5. Scheduled New Homeowner Visits to Site: the Framewalk
  6. and the Homeowner Orientation.
  7. Move-In Day and items to consider prior to moving.
  8. Warranty Service: 30 Day and Year-End Warranty
  9. Service appointments.
  10. Community Development Status.
  11. Meet your neighbours.

Watch for your mailed invitation, approximately 3-5 months prior to your closing date, and let us introduce you to the team in charge of building your new Mattamy home!

What to Expect at the Framewalk

There are two occasions when we will invite you to tour your new home. The first is the Framewalk, which takes place once the framing of the house has been completed, and the heating, plumbing and electrical distribution systems are in place. The Framewalk is generally held around 2 months before your closing date.

Construction sites are dangerous places. For your own safety and due to insurance regulations, we request that you not be on the construction site unless accompanied by a Mattamy representative. Mattamy Homes cannot be responsible for any injury that occurs during unaccompanied visits to the construction site.

Plan to spend 30 minutes or so with your Builder, walking through your home at this stage of construction—prior to drywall installation. A Mattamy Homes representative will call you directly to schedule your Framewalk, which will take place between the hours of 8:00 a.m. and 2:00 p.m., Monday through Friday.

A Framewalk is an opportunity for you to:

  1. Meet your Builder
  2. See what is behind the walls, prior to the walls being covered with drywall
  3. Review any pre-planned options you have ordered through our Design Centre
  4. Ask the Builder any questions you may have about the construction of your home

Please note that at this Framewalk stage, there is no opportunity to make any new changes to your home plan or design, including any additional Personal Choice Options

Keeping in mind that your Framewalk takes place in an active construction environment, we ask that you follow these guidelines for your visit:

  1. Please dress appropriately for a construction site. Protective headgear (Mattamy will supply) MUST be worn at all times.
  2. We are concerned about your children’s safety, therefore children are not allowed to accompany you during the Framewalk appointment.
  3. All questions should be directed to your Builder, and not to a trade partner.

Your New Home

Buying a new home is a very exciting time. It can also be for some, a period full of uncertainty and many questions.

Within this brochure, Mattamy hopes to clarify some common issues relating to your new home and to help you understand them better. We strive to keep our homeowners not only informed but also prepared for the various key points during their home buying journey.

Remember, we will be with you every step of the way.



Mirror Image

A mirror image means your home is constructed in the flipped image to what the picture and floor plans displayed in the sales brochure and sales pavillion are showing. In addition to the reversal of the interior layout, a mirror image can reverse the driveway and front door locations, when compared to the sales brochure. A mirror image of the home is built approximately 50% of the time. Reasons may include architectural integrity of the street, location of utilities, municipal zoning bylaws, and other factors.

A homeowner will not know how their home will be sited for several months after the purchase.



Exterior Colour Preferences

Mattamy Homes has always prided itself on building communities not just homes. We believe it is important to build homes with distinct but complimentary exterior colour packages and materials so that no two homes are ever built side by side alike. What this does is eliminate a ‘cookie-cutter’ feel to a neighbourhood.

Purchasers of detached homes may be asked to select 3 exterior colour package preferences (brick, siding, paint colours, etc.), however, these are preferences only. The final exterior colour package approved for the home will be based on product availability and architectural controls. Attached and other forms of multi-unit housing will have architecturally controlled pre-determined exterior colour packages. At the time of sale, the exterior colours for these specific homes may not be finalized. In addition, certain areas of detached homes may have architectural controls that specify the exterior colour package. These areas will be indicated at time of sale.



Utility Location

All communities require essential services such as gas, electricity, telephone, cable and water. Utility structures such as transformer boxes, cable/telephone boxes, fire hydrants, catchbasins and light standards are thus a required part of all communities.

At point of sale, finalized locations of these utilities may not be known, and the homeowner is buying the home with the understanding that they may indeed have 1 or more utility structures located near or on their property

Mattamy Homes has devised a variety of Architect’s Choice Options for many of our home designs.

These Architect’s Choice Options have been carefully developed to help ensure the best possible interior layout for your lifestyle. These options are available at the Sales Office at the time of purchase.



Design Centre

Mattamy Homes offers all of our homeowners a state of the art Design Centre with an extensive range of available Included Features and Personal Choice Options, along with a friendly, knowledgeable Design Centre Team to help make your new house a ‘Home’. A member of our Design Centre Team will be contacting you to schedule your Design Centre Appointment.

Open House...Come In and Browse

As homeowners you are encouraged to visit our Design Centre Open House to consider the many opportunities to personalize your new home. Our Design Centre offers a wide variety of included and optional interior finishes and design options from which you can select. It is important that you visit the Design Centre as often as required prior to your appointment. This is essential as you will be required to finalize your selections at your Design Centre Appointment.

During our Open House hours, our weekend team will be happy to provide you with a tour of our Design Centre and answer any general questions you may have.

You will be invited to meet your Design Consultant to review the included features of your home and to introduce you to the Personal Choice Options available.

To complete your appointments, payment for all of your selected Personal Choice Options must be arranged. During your appointments you will have many important and detailed choices to make and may want to consider who you would like to accompany you. You may want to consider finding alternative arrangements for children so you can remain focused on selecting your design features.

Appointments usually run 2 to 3 hours in length and are conducted Monday through Friday by pre-arranged appointment times only.



Closing Delays

Each home is normally built on an approximate four-month construction schedule, but no home is built in isolation. Instead, all the homes in a community are placed on an overall construction schedule, to allow for the most efficient and logical flow of construction.

Mattamy Homes is committed to meeting our targets for completion and we understand that delays inconvenience everyone. However, some delays are beyond our control. Many factors have an impact on the scheduling of construction, including the involvement of the municipality and utilities in developing a community so that construction can begin. Unscheduled delays may occur due to weather conditions, shortages of building materials, or due to a shortage of workers in a specific trade (including strikes).

Although it is our intention to close every house on time, Mattamy Homes will follow the TARION guidelines in the case of a closing delay.

What to Expect at the Homeowner Orientation

The Homeowner Orientation, otherwise known as the Pre-Delivery Inspection (P.D.I.), is the second time you will formally be invited to visit your home during the building process. This orientation usually takes place the week prior to your closing date. You will be contacted by your Community Warranty Service Office to schedule your Homeowner Orientation appointment, which can be any time between the hours of 8:00 a.m. and 3:00 p.m., Monday through Thursday, and between 8:00 a.m. and 2:00 p.m. on Fridays. This appointment takes about 1 to 2 hours to complete. The Homeowner Orientation is your opportunity to:

  • Become familar with your new home
  • Receive an explanation of the various features and functions of the home
  • Learn about general maintenance items of the home (eg. Furnace, hot water tank, thermostat, fireplace, exhaust fan operation, etc.)
  • Complete the Tarion enrollment certificate
  • Review Mattamy’s warranty guidelines and procedures
  • Identify any pre-delivery deficiencies in your home

Our objective is to repair all noted defects or deficiencies as quickly as possible so that you can settle in and enjoy your new home.



After You Move In

Important notes about landscaping your lot or adding a pool...

Your lot has been carefully graded (the land has been sloped a specific way) to allow for proper drainage of water from your property. It is very important to maintain the grading to ensure that water is directed away from your foundation and towards the sewer system.

Also it is important to know that the community must undergo a municipal approval process, called ‘Assumption’. ‘Assumption’ is when the Municipality takes over the responsibilities of the community. This process can take many years. Until the Municipality has Assumed the community, the grading of your property cannot be altered without written permission from Mattamy Homes. Once it has been Assumed, you will need permission from the Municipality.

Please note that any grading alterations (e.g. Landscaping, garden beds, fences, retaining walls, walkways, pools) that you make without the written permission of Mattamy Homes can result in the Municipality requesting that the grading be returned to its original state (at your expense). For this reason, it is important that you understand the by-laws and requirements of your Municipality before beginning any grading changes.
