Homes built in Ontario are protected under the Ontario New Home Warranty Plan Act, administered through Tarion Warranty Corporation. This information sheet will provide you with a summary of the warranty coverage on your new home, as well as instructions on how to request warranty service through Mattamy. You will find further information in your Mattamy Warranty Guide, your Tarion Homeowner Information Package or online at www.tarion.com.
Mattamy warrants your home against defects in workmanship and material for a period of ONE YEAR starting on your Closing Day. You will have 2 formal opportunities to request Warranty Service in your first year of occupancy:
- At your 30-Day anniversary
- At your Year-End anniversary
At these anniversary points, simply send the applicable Statutory Warranty Service Request form to Mattamy and Tarion. Within a few days
of receiving your request, your Warranty Service Office will contact you to schedule a service appointment to start addressing the
items on your form.
Please be aware, all service appointments are scheduled during regular business hours. If you are unable to be home during the appointment,
you may leave us a key to provide access.
Tarion allows a period of 120 days to address the items listed on your form. If you are not satisfied with
the condition of a repair following service, please contact your Warranty Service Office and we will gladly review
the repair of the item.
Mattamy warrants the following items against defects in workmanship and material for a period of TWO YEARS starting on your Possession Day:
- Plumbing system
- Heating system
- Electrical distribution systems
- Exterior Water penetration (leaks)
- Exterior cladding
- Major structural defects
If you experience a problem with any of the above-noted items during your first two years of occupancy, please report
it to your Warranty Service Office immediately, as these are generally considered to be urgent repairs.
Your home is protected under warranty against Major Structural Defects (MSDs) for a period of SEVEN YEARS from
your Closing Day. A Major Structural Defect is defined by the Ontario New Home Warranties Plan Act as:
“Any defect in materials or work that results in the failure of a load-bearing part of the
home structure, or any defect in materials or work that significantly and adversely affects
the use of the building as a home.”
Mattamy covers this warranty for the first 2 years. After that, Tarion covers the remaining 5 years directly, for a total of 7 years:
2 years Mattamy + 5 years Tarion = 7 Year MSD Warranty
