From the time you decide to buy a home, until after you move in there will be choices you must make, therefore it is important to know some of the dos and don’ts of buying and keeping up a home.

You will find the information in this section very practical, and useful throughout your journey, while learning about the ins and outs of the housing market.

Why Buy New?
Enjoy practical and aesthetic benefits

Owning a home is a remarkable phenomenon - you actually live in your investment, which is considered by many to be one of the wisest choices you can make! And by selecting a new home, you enjoy numerous advantages that range from the practical to the aesthetic.

Practically speaking

Every year, construction standards and materials improve. New homes are built with low-maintenance, durable products and advanced construction techniques that can save homeowners both time and money. Better insulation, higher-efficiency heating systems and improved ventilation make new homes more comfortable, save on energy costs and uphold environmental standards that help to prevent mould and improve air quality.

Vinyl-clad windows, aluminum soffits, low-maintenance siding and clay brick eliminate much of the upkeep that many resale homes require, even fairly modern ones. Current wiring and cabling can accommodate Internet and other electronic needs that enable you to set up an office and stay connected from home. Improved safety is also a consideration, with features such as smoke detectors wired into the home's electrical system.

Keep in mind that every new home in Ontario is covered by one-, two- and seven-year warranties through Tarion Warranty Corporation (www.tarion.com). This organization provides new home purchasers with deposit protection, as well as protection against defects in work, materials, structural components and more. A resale home may appear less costly, but as many purchasers discover, it may require expensive repairs to bring it up to the standard of living you expect.

An investment of the heart

A new home is also an investment of the heart. There's nothing quite like moving into a brand new, clean home as its first owners, into surroundings that reflect your taste with personally chosen features and finishes. The scope of standards, upgrades and customization options available today is enormous, and knowledgeable Design Centre staff can help guide you through the choices that maximize your investment.

Modern homes include functional and beautiful floorplans with light, airy open-concept areas that can accommodate both formal and casual living. Larger, well-built windows are more plentiful than ever and invite natural light to flood these beautiful interiors without letting heat out or cold in. And substantial closet and storage space is one of the major reasons purchasers state for buying new, because most resale homes are lacking in this regard.

Builders also recognize that the concept of "home" extends beyond the walls of a home. Today's communities either include parks, schools, recreational venues and shopping, or are situated in areas that are handy to established amenities. Architecturally controlled exteriors create an eclectic yet harmonious look to streetscapes, and make the community a pleasure to come home to.

However you look at it, a new home offers the opportunity to start fresh in beautiful, livable surroundings that are a solid investment in your future.

Top Upgrades for Increased Resale Value
Enhance your lifestyle and your investment with wise choices

One of the most exciting steps in the new home buying process is the Colour Selection appointment, at which you get to choose the features and finishes that will personalize your beautiful new surroundings. This is your opportunity to transform your "house" into your "home." It's also your chance to consider upgrades for added comfort, convenience and potential increased resale value. Of course, there are literally thousands of options today when it comes to bells and whistles. Take your time and be selective in order to create the perfect balance between what you need, what you want, and what will increase the marketability of your home in the future. Upgrades in kitchens and bathrooms traditionally pay off the most when it comes to resale value, and as a rule of thumb, features that offer functionality are more desirable than cosmetic choices.

Consider these popular upgrades to maximize resale value
  1. 9-foot Ceilings
This is a feature that cannot be added later. The extra headroom makes your home look and feel larger. When you have 9-foot ceilings, your kitchen cabinets can be increased in height, as well as interior archways and windows.

  2. Kitchen Accessories
Details such as a corner cabinet or a built-in pantry can have a big impact. Potential future purchasers of your home may remember these items more than any other feature.

  3. Floor Tiles
Because floor tiles tend to be considered a permanent element in your home, choose wisely. Go with your personal taste, of course, but for the utmost in resale value, choose something neutral and classic. Check, too, as to the way upgrade tiles are manufactured in comparison with standard tiles. Rather than being stamped with a pattern as most standards are, the upgraded version offers a more seamless flow across the expanse of a room.

  4. 45-Degree Tile Installation
When floor tiles are laid on the diagonal, the resulting pattern opens up the space visually and is quite striking. This is a current decorating trend and again, this is a memorable feature with many potential purchasers.

  5. Upgraded Trim
Little things can make a big difference in a home. Higher baseboards, more elaborate casings and cornice mouldings finish off a space, make it look and feel complete and special. Pay some attention to this upgrade, as it is one that can pay off in the future.

  6. Garage Door to House
When grade allows, having a door into the house from the garage offers the ultimate in grocery-carrying, toddler-toting convenience. This is one upgrade that you and future owners will particularly appreciate.

  7. Glass Shower/Whirlpool Tub
When you're thinking impact in the master ensuite, consider an inviting whirlpool tub and/or a glass shower. The glass shower, in particular, will visually open the space up, and can be even more impressive than the tub.

  8. Fireplace
What better way to cosy up a living space? Many purchasers opt to add a gas fireplace simply because it is so popular, and will be considered a desirable selling point for years to come. The kaleidoscope of wood and stone mantels and hearths available today is captivating.

  9. Hardwood Flooring
The warmth of wood is aesthetically pleasing, and provides a natural richness to your surroundings. And of course, nowadays people with allergies swear by hardwood floors as a healthier alternative to carpeting.

  10. Oak/Maple Stairs and/or Upgrade Pickets
Think about it - the staircase is often the first thing people see when they open your front door. Natural woods such as oak or maple, or metal such as wrought iron can add a positively stunning touch to this feature in your home.

  11. Window Coverings
Ask your Design Consultant about installing the same or matching window coverings throughout your home to add a sense of flow and consistency. The effect can be absolutely gorgeous.

  12. Granite/Marble, Quartz Counters in Kitchens and Baths
The look and feel of granite, marble and quartz can transform a kitchen or bath from luxurious to sumptuous. These durable, easy-to-maintain substances look rich and impressive.

  13. Electrical
Lighting can literally make a room. Check out your builder's selection of lighting options, from halogen pot lights, to valance lighting and other fixtures.

  14. Plumbing
When considering the little things that can add so much, remember fixtures such as faucets and jetted showers, and that a three-piece basement rough-in can prove invaluable down the road when you decide to expand your living space, or you sell to a family with children.
Is it worth adding now?

When you look at your builder's upgrades, keep in mind that the price you are quoted goes far beyond the price of the materials themselves. The items have to be installed, and the builder covers structural defects protected by the Tarion New Home Warranty. There are administration costs as well. In fact, having these items installed by the builder as upgrades when you buy new, even if you can add the cost to your mortgage, may save you money in the long run.

When chosen wisely, upgrades can add enjoyment, comfort, ease of care and value to your fabulous new home.
